VicTrack: Regional Development Victoria
The Challenge
The Ballarat Station Precinct Master Plan 2013 identified multiple transport improvements and
a potential commercial hotel development opportunity within the northern half of the station precinct. However these improvements and opportunities still had to be realised through a well thought out implementation plan.
SED Intervention
SED was engaged as part of a multi-disciplinary team to provide strategic planning and development advice during the schematic design process which aimed to produce an appropriate balance of both community benefits and attracting private sector investment.
Client Outcome
The key deliverables were a planning options assessment and recommended planning process for a planning scheme amendment. After a planning panel hearing the planning scheme was amended in accordance with SED’s recommendations. The appropriate conditions and controls are now in place at the site for the improved and expanded functioning of the station and commercial partnerships and investment are underway.
